About this trade
Most Calgary tenant improvements happen in buildings old enough to contain something. Asbestos turns up in joint compound, ceiling texture, vinyl tile and its mastic, and pipe insulation — not in a hazardous-looking corner, but in the wall your demo crew is about to open.
That is why this is its own trade and not a line item under general labour. A strip-out crew can pull ceiling grid and millwork. Suspect material is a different scope with containment, certified workers, a waste trail, and independent clearance before anyone rebuilds.

Get the hazardous materials assessment before demo, not during
Alberta requires suspect materials to be identified before demolition or renovation work disturbs them, and restricted-area asbestos work is notifiable to Alberta OHS. Settle who commissions the assessment and who files the notice before anyone swings a hammer — finding out mid-demo stops the job.
Abatement is not strip-out with extra steps
Containment, negative air, and certified workers are a different scope from a labour crew pulling ceiling tile. Ask what training the workers on your site hold, and do not let a demo price quietly cover suspect material.
Containment owns the area — sequence around it
While an enclosure is up, nobody else works in that space. Whether abatement runs first and alone or overlaps with other trades is usually the single biggest schedule decision on an older-building TI.
Independent clearance, and keep the paperwork
Clearance air testing should come from a third party, not from the contractor certifying their own work. Waste manifests and clearance results are the record you will be asked for years later — collect them at handover, not when someone comes looking.

- Do I need an asbestos assessment before a tenant improvement demo in Calgary?
- If the building may contain asbestos-bearing materials, they have to be identified before work disturbs them. Any older commercial building is a candidate — the assessment is what tells you whether it is an abatement job or a strip-out.
- Can a general labour crew do demolition instead?
- For non-hazardous strip-out, often yes — that is what the General Labour trade covers. The moment suspect material is in scope it is abatement work, with certified workers and containment.
- How much of my schedule does abatement take?
- It depends on the enclosure more than the quantity: while containment is up, the area is exclusive. Ask for the containment schedule, not just the labour days.
- Who does the clearance testing?
- An independent third party, not the abatement contractor. Ask up front who is retained for it and who pays, because it is on the critical path back to rebuild.
